AM ALPHA has reached a major milestone in the transformation of the Rylands building, with Market Place Food Hall secured as the first tenant in our landmark mixed-use redevelopment.

The 1,300 sqm indoor food hall will be located at the heart of the ground floor, bringing the vibrancy and flavour of London’s street food scene to Manchester for the very first time.

This move marks Market Place’s first northern venture, building on the success of its five London locations – including Vauxhall, Peckham, and most recently, St Paul’s.

The brand has signed a 15-year lease with AM ALPHA – a significant commitment, and one made well ahead of the building’s completion in late 2026.

Blake Henderson, Managing Director of Market Place said: “Rylands represents the perfect location for Market Place to open the doors to its first northern food hall. At the heart and hub of the city, it blends tradition and culture with the changing tastes of food, with socialising at the core. We’re excited to start work and welcome our first customers through the door.”
