Rylands has reached another major milestone in its transformation, with the project officially topping out – marking the completion of the building’s highest structural point.
The milestone represents significant progress in the redevelopment of one of Manchester’s most iconic buildings, as the landmark Grade II listed former Debenhams store continues its journey towards becoming a vibrant mixed-use destination.
To celebrate the occasion, AM ALPHA welcomed the wider project team to site, including Domis Construction, Jeffrey Bell Architects, Levrant, JLL and Barker Proudlove, before hosting a drinks reception at The Edwardian Manchester.


In keeping with topping out tradition, a yew tree has been incorporated into the fabric of the building to mark the completion of the highest structural point. A symbol of longevity and good fortune, it reflects the project’s commitment to preserving Rylands’ rich heritage while laying the foundations for its next chapter.
Since work began, Rylands has undergone extensive refurbishment, including the restoration of the original structure, the creation of premium office space across the upper floors, new retail units at ground level and a contemporary four-storey extension. Once complete, the development will provide Grade A office space, retail, and food and beverage in the heart of Manchester city centre.

Market Place Food Hall has already committed to a 15-year lease on the ground floor, reflecting confidence in the building’s future.

With completion expected in 2027, each milestone brings Rylands another step closer to welcoming businesses, retailers and visitors back into one of Manchester’s most recognisable buildings.
